Chihuly Garden & Glass Museum Events Room Interior

This high-end, fast-tracked 25,379 sf tenant improvement spread over two occupied floors was completed in 15 weeks. This included furniture, owner FFE fit out, move and relocation. The project included complete demolition of an existing office space on L17 and L18 of Metropolitan Park East. The complete office build out included design build fire protection, mechanical, plumbing, electrical, fire alarm systems, distributed data system, 24 hour manned security monitoring, metal stud framing and GWB, polished concrete flooring with custom graphics, Broadloom carpet and ceramic tile, paint, custom casework, and cloud ceilings to support approximately 175 workstations, 16 conference rooms, IT service desk and cable room. In addition the Architectural features included exposed spiral duct work, locker rooms with ceramic tile, full catering kitchen with two kitchenettes, reception, IT service desk and large gathering area with full VTC capabilities. The Mechanical system included relocated and new heat pumps to accommodate zoning and loading with custom acoustic enclosures for each unit. The project required a heavy AV and Communication package and a dedicated IDF built out to allow for future expansion including up sizing the data cabling backbone service to the space, a dedicated UPS and heat pump. The project team identified and achieved a goal of reusing as much existing material as possible including reused door frames, doors, hardware, heat pumps, concrete flooring, signage and window treatment.
